Marketing your property

When it comes to selling your home we understand that you will be looking for the agent providing the best marketing, the highest level of customer service and feedback, and all at a very competitive fee. In addition our 7 day and evening service and our flexible and friendly attitude all help in providing additional opportunities to sell your home. Commission

At Michael Antony we guarantee to offer highly competitive commission rates which in no way compromise our excellent customer service or our comprehensive marketing package. Tie-in

At Michael Antony we are so confident that we can do a great job for you that we do not ask for a minimum tie in period. If you decide that you no longer wish to market your property you can give us 4 weeks notice at any point.

Home Information Packs

These are now compulsory on all properties being sold and must be available before marketing can commence. Michael Antony can arrange the HIP for you through a local Solicitor. You can, if you wish, defer the payment of this HIP until the sale of your property is completed. Alternatively we can arrange your HIP through an independent provider. Both these options are available at a very competitive cost.

Some Agents will claim to offer you a “free” HIP which could mean that their commission is higher than otherwise, or that you may incur expensive penalties if you wish to use a different Estate Agent at a later date. We would advise you to check the “small print” of the Agency Agreement before taking up such an offer.

What is a HIP?

The pack is designed to provide property information and energy rating information to a buyer before they make an offer on your property. They also help to speed up the sale process once the offer has been accepted. It contains evidence of your Legal Title to the property, the Energy Performance Certificate, Local and Drainage Searches a Sale Statement and an index of the documents.

If a property is Leasehold the HIP should contain a copy of the Lease and information on service charges/rent, accounts, landlord/management company details and details of any new regulations made.

Upon instruction we will match your property details to all potential buyers who have registered on our extensive database.

When buyers register their interest they can choose how they wish to be contacted. This could be by the traditional methods of mail or telephone although we encourage buyers to use our quicker email service. By using this faster method, buyers can be aware of your property as soon as it becomes available even before a brochure has been produced.

We also have a strict privacy policy. By registering with us you will be protected from unsolicited enquiries for insurance and other financial products etc.

Web portals

Gone are the days when an estate agent had an advantage of boasting a network of offices across the country. In this modern world, the global network of the internet has become an essential tool in our lives.

When placing your brochure on the web, Michael Antony enables internet users Nationwide and indeed Worldwide to access your property details at the push of a button.

By accessing the property portals, potential buyers can enter their desired property criteria and your property will become immediately visible. They can then register their interest and immediately request a brochure or arrange a viewing of your property.

By using the Internet we can ensure all prospective buyers already have a good knowledge and a genuine interest in your home before they arrive for a viewing.

Window Advertising

All our "for sale" properties are displayed in our branch window allowing your home to be seen by everyone passing our office. The properties are displayed prominently, in full colour with highlights of main selling points.

A Flat panel LCD screen has also been installed on which your property will be featured on a rota basis in an eye catching display of not only the exterior but also displaying photographs of your main selling points such as a landscaped garden or newly installed modern kitchen.

For Sale sign

This has been proven to be a very highly successful way of getting your property noticed and will be part of your marketing package. Upon seeing a sign and arranging a viewing, it has already been established by the viewer that the property is in their desired location.

Press Advertising

Our eye catching advertisements are placed within the local newspaper each week and are tailored to provide maximum exposure for your property. All new properties are submitted to appear in the newspaper as a prominent feature showing internal shots and with additional details.

Accompanied viewings

This is a service essential to the success of securing an offer. Clients feel more comfortable leaving this service to us and we hold keys to your property so that viewings can continue when you are out of the property or away on holiday. We will always inform you of a proposed viewing and ask permission to enter your property.

Feedback

We try to get feedback on the following day of the viewing and pass it straight to you. On occasions this is not possible but we will let you know when we have tried to make contact and leave a telephone message where appropriate.

Open House

This service can be of benefit when a property needs that “extra boost” and can be arranged within your existing agreement. Normally these take place on a Sunday – a day that usually attracts more viewings. Prior to the day, an invitation to this event is published in the local press, advertised in our office and an advertising board placed at your property to obtain maximum exposure. A minimum of 2 members of staff will always be present and no member of the public will be allowed to wander through your home unaccompanied. On the day, names, addresses and telephone numbers will be taken from each person attending and will be followed up as with any standard viewing. Again the client may choose to be absent.

Progression of your sale

Once we have secured a sale on your property and Solicitors have been nominated, we will liase with all parties concerned in order to work to a completion date suited to you.

We will contact you on a regular basis to keep you informed of all progress. We will speak to all parties when necessary to raise enquiries on your behalf or to sort our any problems which may arise. At all times we will be working to secure the best outcome for you.

We will always be available to help in any way we can, and will do our very best to make your move and that of your buyer as stress free as possible.
